About the MLS® HPI
The MLS® HPI is calculated using a sophisticated statistical model that augments the traditional repeat sales approach (i.e., comparing the sale price for the same home between two points in time) by taking into account a home’s quantitative (e.g., number of bedrooms and bathrooms, square footage, lot size, age) and qualitative (e.g., whether it has a finished basement, views, proximity to amenities) features. This method accounts for and assigns value to changes in homes over time. (source TREB)
The November 2025 housing data for 1-storey detached properties indicates that most markets across the GTA are continuing to adjust after the strong pandemic-era price surge. Over the past 6–12 months, nearly every region recorded modest declines, with buyers benefiting from more balanced conditions and reduced competition. Higher borrowing costs remain the key influence, encouraging more negotiation and price caution among buyers, particularly in higher-priced areas such as York Region and central GTA.
However, the long-term picture tells a different and very positive story. Over the past five to ten years, detached bungalows across the GTA have seen significant value growth — in many areas 50% to over 100% appreciation. Durham, Dufferin, and parts of Simcoe continue to lead long-term gains thanks to affordability, strong commuter access, and ongoing population growth. Even markets experiencing the largest recent pullbacks still show strong equity growth over the decade, reinforcing that real estate remains one of the most resilient wealth-building opportunities.
Overall, we are in a window of opportunity: buyers are facing less competition while still being able to invest in communities with proven long-term performance. Sellers who price strategically are still capturing equity gains earned over the past decade. As rates stabilize in the coming months, demand may strengthen again — so those who enter the market now are well-positioned for future recovery and growth.
