Over a 5–10 year horizon, growth remains impressive — many neighbourhoods including Rosebank, Rouge Park, and Woodlands have experienced appreciation well above 75% over the decade. Despite current moderation, Pickering continues to attract families moving east from Toronto for more space without sacrificing connectivity.

 

 

Ajax - Central - Central East - Central West - Northeast Ajax - Northwest Ajax - South East - South West)

Ajax shows a mixed but stabilizing performance. Central and South West Ajax posted positive monthly price gains recently, signalling buyer confidence returning in pockets with strong transit and retail amenities. Areas like Central East and Northwest Ajax saw larger year-over-year declines as affordability remains a challenge at higher price points.

With significant 10-year growth — especially in Central areas exceeding 100% — Ajax continues to demonstrate strong long-term fundamentals. Its location between Pickering and Whitby, GO transit accessibility, and waterfront draws remain attractive to both investors and families upgrading from condos or townhomes.

Whitby remains one of the most sought-after markets in Durham, driven by its balance of affordability, schools, and modern suburban communities. Some neighbourhoods like Lynde Creek and Brooklin experienced sharper declines over the 12-month period, while Williamsburg and Rolling Acres showed more resilience with positive quarterly trends.

Long-term returns in Whitby are impressive — many areas exceed 90% growth over 10 years, led by rapidly developing communities such as Taunton North and Williamsburg. Continued demand for newer homes and expanding retail and healthcare infrastructure keeps Whitby positioned as a top choice for families.

 

Oshawa (Centennial - Central - Donevan - Eastdale - Farewell - Kedron - Lakeview - McLaughlin - Northglen - O'Neill - Pinecrest - Samac - Taunton - Vanier - Windfields)

Oshawa continues to offer the best affordability among large Durham cities, which keeps demand steady even during market slowdowns. Short-term price performance varies widely — higher-end neighbourhoods like Windfields and Taunton are holding stronger compared to entry-level communities like Central and Vanier, where sharper annual drops occurred.

The long-term picture remains very strong: nearly all neighbourhoods show double-digit 5-year gains and 80%–130% growth over 10 years. With university expansion, future GO Transit improvements, and ongoing redevelopment, Oshawa remains a strategic buy for both end-users and investors.

 

Clarington (Bowmanville - Courtice - Newcastle - Orono - Rural Clarington)

Clarington maintains solid value with a more gradual pricing adjustment than the western GTA. Communities such as Newcastle and Orono have shown recent improvement with monthly and quarterly gains, reflecting continued interest in quieter lifestyle options with good transportation routes.

Strong equity performance over the long term — especially in rural Clarington and Orono — highlights the region’s steady population growth and planned transit expansion including future GO service. Clarington remains appealing for families looking for newer homes at better price points.

 

Rural Uxbridge - Uxbridge - Beaverton - Cannington - Rural Brock - Sunderland - Port Perry - Rural Scugog

Uxbridge continues to be one of Durham’s premium rural markets. Despite price adjustments over the past year — particularly in estates and executive-style homes — the region maintains strong demand due to its scenic lifestyle, trail systems, and upcoming GO Transit extension.

Long-term value remains excellent, with 5-year gains about 20% and near-100% appreciation over 10 years. With continued migration toward outdoor-focused communities, Uxbridge remains well-positioned for future growth.
