About the MLS® HPI
The MLS® HPI is calculated using a sophisticated statistical model that augments the traditional repeat sales approach (i.e., comparing the sale price for the same home between two points in time) by taking into account a home’s quantitative (e.g., number of bedrooms and bathrooms, square footage, lot size, age) and qualitative (e.g., whether it has a finished basement, views, proximity to amenities) features. This method accounts for and assigns value to changes in homes over time. (source TREB)
The November 2025 data shows that townhomes across the Greater Toronto Area are following the broader housing market trend — adjusting downward in the short term as affordability challenges and higher borrowing costs steer more cautious buyer decisions. Most GTA regions saw price declines over the past 3 to 12 months, with Halton and Peel showing some of the steepest six-month drops. Toronto maintains the highest benchmark price for townhomes at around $750K, while more move-up buyers are being drawn to less expensive regions offering greater space and value.
Durham stands out as one of the strongest performers in this segment. While recent price shifts have been mixed across Ajax, Whitby, Oshawa, and Clarington, the long-term appreciation remains exceptional, with many communities up over 100% in the past decade. Whitby and Oshawa are particularly noteworthy, combining competitive pricing with major infrastructure upgrades including GO Transit expansion, hospitals, and employment growth across the region — all supporting continued demand. Buyers seeking affordability without sacrificing proximity to the GTA are increasingly looking east.
Despite the current balancing market, townhomes remain a strategic and attractive option for both first-time buyers and downsizers — offering the comfort of freehold or condo-town living with lower overall price points than detached homes. As market activity strengthens with future interest rate improvements, today’s buyers in strong-growth markets like Durham are well-positioned for solid returns in the years ahead.
